Florianópolis tops Brazil's quality-of-life rankings, but that quality comes at a price: it's now one of the most expensive capitals in the country to live in. Before you move—or work out the returns on a rental—it pays to know the real numbers.
Rent, the biggest expense
The average price per square meter hit R$ 13,208/m² in April 2026 (FipeZAP Index). On the rental side, a 45 m² studio runs around R$ 3,353 a month in prime areas and about R$ 2,270 in more ordinary residential neighborhoods; a furnished 85 m² apartment starts at R$ 6,548 in prime areas and around R$ 4,429 in mid-range zones. The average asking price on the market hovers around R$ 3,785 per month.
How much you need per month
With a budget rent (~R$ 2,000), plus building fees (~R$ 600), food (~R$ 800), fuel (~R$ 385) and essential utilities (~R$ 400), baseline spending comes to around R$ 4,200 a month. For a comfortable standard of living, the usual estimate is around R$ 6,000 per person. According to Expatistan, the average cost of living sits near R$ 8,272 per person and about R$ 16,652 for a family of four—the highest among Brazilian capitals.
Why it's expensive
The reasons are the same ones that prop up its real-estate market: high demand, supply constrained by the island's geography, powerful tourism that pushes up prices and services, and a high-income economy tied to tech. Living in Florianópolis costs you—but in exchange for beaches, relative safety and skilled employment.
What it means if you're moving or investing
If you're moving, the advice is to budget realistically and pick the neighborhood to match your wallet and your goal. For investors, the flip side is positive: high rents sustain returns, especially in the seasonal segment. In both cases, the neighborhood is the variable that moves the final figure the most.
