Projects that redraw the map: how infrastructure is reshaping real estate value in Floripa

Location has always governed a property's value; in Greater Florianópolis, "location" is being rewritten in concrete. A wave of mobility projects — some already delivered, others underway or planned — is changing travel times and access routes, and with them the appeal of entire neighborhoods.

The major projects delivered and underway

  • Contorno Viário da Grande Florianópolis (BR-101): 50 km of dual carriageway with tunnels, opened in August 2024, with private investment of around R$ 3.9 billion from the concessionaire Arteris. It redistributes through traffic — including trucks — away from the metropolitan core.
  • Tripling of the SC-401 ("Estrada Boa," Government of SC): around R$ 73 million across roughly 10 km of the island's northern axis. Work began in March 2025, with completion expected in September 2026.
  • Hercílio Luz International Airport (operated by Zurich Airport): topped 5 million passengers for the first time in 2025 (the terminal is sized for up to 8 million per year), with additional investment announced in 2026 to expand the international area.

Projects on the way

On the mainland front, the extension of the Beira-Mar Continental toward São José is a project estimated at around R$ 570 million (with funding confirmed for now for the Florianópolis stretch); it is a planned project, not under construction. On the island side, the urban park and marina of the Beira-Mar Norte — some 440,000 m² of waterfront, with investment of close to R$ 350 million — will redraw one of the city's most visible facades. These are two distinct projects that should not be confused.

As a symbolic reference point, the Ponte Hercílio Luz reopened in late 2019 after almost three decades closed and a restoration exceeding R$ 600 million in inflation-adjusted terms; today it is the state's leading tourist postcard.

And the effect on prices?

Here, caution is in order: no official source quantifies how much a specific project appreciates a specific neighborhood. What the data do show is the context. Florianópolis closed 2025 as the 2nd most expensive capital in Brazil (R$ 12,773/m², FipeZAP), and the region's launch market grew sharply — according to ABRAINC and Sinduscon, with double- and triple-digit jumps in sales value (VGV) and units in the first half of 2025, though these are readings from the industry itself. Improved access and a stronger international airport accompany that expansion and are a credible argument for demand; but buyers should read them as a reasonable expectation, not as a guarantee of measured appreciation.
