How much Florianópolis appreciated in ten years: a look back at the m²
Prices that more than doubled between 2015 and 2024 — twice the pace of inflation and well above Brazil's average.
The m² that more than doubled in a decade
Between 2015 and 2024, the residential sale price in Florianópolis rose +108.8% cumulatively in nominal terms — around +7.6% a year — according to the FipeZAP Index. In concrete figures for the city's average m², that meant going from about R$ 5,674/m² in early 2015 to about R$ 11,845/m² in early 2025. In a decade, the square meter more than doubled.
Far above Brazil's average — and inflation
What stands out is not just the number, but the comparison. Over the same period, FipeZAP's national average rose only +32.7% and inflation (the IBGE's IPCA) accumulated +74.9%. Translated into real terms: Florianópolis gained around +19% above inflation, while Brazil's average home lost about 24% of its real value over the same decade. Put another way, much of the Brazilian market depreciated in real terms during most of these years, and Florianópolis was among the markets that did the opposite.
When the gains were
The appreciation was not even: it was concentrated in the post-pandemic boom. The 2015–2019 stretch barely kept pace with inflation (around +23.6% over five years), while the 2020–2024 stretch exploded with about +68.9%. The annual jumps show it: +15.74% in 2021, +11.33% in 2022, +12.28% in 2023 and +9.07% in 2024. This is an important point for reading the present with realistic expectations: much of the decade's return arrived in a handful of exceptional years.
And the neighborhoods? What the data allow us to say
Here it is worth being honest: there is no official ten-year appreciation series by neighborhood. FipeZAP does not publish historical prices by area; its neighborhood panel is a twelve-month one. What can be stated, with recent data:
- The center and its surroundings (Agronômica, Centro, Córrego Grande, Itacorubi, Trindade) are the core measured by the index, in the R$ 12,000–14,500/m² range (May 2025).
- The north of the island marks the extremes: Jurerê Internacional is the price ceiling (unofficial 2025 studies put it above R$ 20,000/m², indicative figures), while Ingleses, more mid-range (around R$ 9,550/m²), was one of those that rose the most over the past year.
- The idea that the south (Campeche, Lagoa) "leads" appreciation is popular, but the numbers support it unevenly — it is best taken as a recent trend, not a proven fact of the decade.
The takeaway for today
The defensible thesis is clear: over ten years Florianópolis more than doubled its m² and beat inflation, something Brazil's average did not manage. But that performance was concentrated in the 2020–2024 boom, and past appreciation does not guarantee future appreciation. The retrospective helps explain why the island is an expensive, in-demand market; it does not promise that the next decade will repeat the last.
