The price per m² in Florianópolis 2026: a map by neighborhood and beach
What it really costs to buy depending on the area: from the Centro to the northern and southern beaches.
The anchor: what the m² is worth in Florianópolis
Before looking neighborhood by neighborhood, you need a single reference point. According to the FipeZAP index, in its July 2026 reading (published in early August), Florianópolis averaged R$ 13,461/m² for residential sales and ranked as the 4th most expensive city in Brazil among the 56 monitored, up ~8.4% over twelve months. One methodological detail worth keeping in mind: FipeZAP is an index of asking prices (listings), not of closed deeds. It works as a comparative thermometer, not as an appraisal of a specific unit.
For scale: who ranks above
Florianópolis is expensive, but not the most expensive. In that same July 2026 reading, ahead of it were Vitória (ES) at R$ 15,448/m², Itapema (SC) at R$ 15,403/m² and Balneário Camboriú (SC) at R$ 15,295/m². In other words: within Santa Catarina there are two beach markets more expensive than the capital. The recent trajectory of Floripa's average helps show the pace: R$ 12,773/m² in December 2025, R$ 13,106 in March and R$ 13,461 in July 2026.
Neighborhoods above the average
With FipeZAP data by neighborhood (published August 2026, a month behind the city anchor), the central and eastern neighborhoods hold the highest values: Agronômica R$ 16,480/m² —the priciest on the map—, Córrego Grande R$ 14,433/m² and Centro R$ 14,299/m². These are areas with established services and proximity to the university and the job hubs.
Neighborhoods around and below the average
Hovering around the median are Itacorubi (R$ 12,862/m²) and Trindade (R$ 12,635/m²), the heart of the university and office district. Below the average, with more price runway, are Saco dos Limões (R$ 12,351), and on the mainland Estreito (R$ 12,002) and Coqueiros (R$ 11,934). On the northern beaches, Ingleses do Rio Vermelho averages R$ 10,421/m²: clearly below the city median, it is the north's volume area. And the most affordable in the surveyed set is Capoeiras (R$ 8,718/m²), also on the mainland.
The luxury areas read differently
Here is a key warning to avoid comparing wrongly. Jurerê Internacional and Lagoa da Conceição sit at the top of the island's market, but they are not part of the FipeZAP by-neighborhood table: their values circulate through listing portals and are noisy. The correct way to put it is that in those areas listings frequently ask R$ 20,000+/m² —and premium units are listed in the millions of reais—, without presenting that figure as an index average. Beaches like Jurerê Tradicional, Praia Brava, Canasvieiras, Santinho, Cachoeira do Bom Jesus, Campeche or Ribeirão da Ilha also lack a reliable index m²: they are placed qualitatively, almost all below the priciest central neighborhoods, with Jurerê as the luxury exception.
And rent, as a reference
On the rental side, Florianópolis averaged R$ 60.82/m² per month in June 2026, the 5th most expensive rental market in Brazil. By neighborhood, monthly rent per m² ranks similarly: Agronômica ~R$ 67.4, Trindade ~R$ 63.1, Saco dos Limões ~R$ 61.5, Itacorubi ~R$ 59.5 and Centro ~R$ 58.3. As a concrete picture, a furnished apartment of about 85 m² in a prime area rents for on the order of R$ 4,759 per month.
How to use this map
Three ideas for the foreign buyer. First: the city average (R$ 13,461/m², Jul 2026) is the comparison point; everything else reads above or below it. Second: don't mix methodologies —a neighborhood's FipeZAP asking price is not the same as a launch price nor as a Jurerê listing—. Third: these are asking prices with a one-month lag between the city figure and the neighborhood figures; the real number for your deal comes from appraising the specific unit. This map tells you which range you're in; it does not replace the appraisal.
