Jurerê, Beira-Mar Norte, Lagoa and the tech corridor: what you're paying for when you buy in the most in-demand areas.
Sought-after is not the same as emerging
An "emerging" neighborhood is a bet that it will rise; a "sought-after" neighborhood has already arrived: it is where demand is consolidated and price confirms it. For the foreign buyer, understanding this difference is key, because in the most in-demand areas of Florianópolis you are not buying appreciation runway but solidity: established location, land scarcity and a reputation that holds the price over time. This is the map of those areas and of what explains their standing.
Jurerê Internacional: the ceiling of the market
It is the island's most aspirational address. Jurerê Internacional combines beach, low-density planning and a high-end dining and leisure scene. It is not part of the FipeZAP by-neighborhood index table, so you have to be precise: listings frequently ask R$ 20,000+/m² and premium units are listed in the millions of reais. These are asking prices, not index figures, but they clearly mark the ceiling of the Florianópolis market. You buy for exclusivity, not for yield.
Agronômica and the Beira-Mar Norte: urban prestige
If Jurerê is the luxury beach, Agronômica —the axis of the Beira-Mar Norte— is urban prestige. It is the priciest neighborhood by the FipeZAP index, with an asking price of R$ 16,480/m² (Jul 2026, asking prices): towers overlooking the bay, proximity to the Centro and to the bridges to the mainland, and a consolidated high-rise life. It is the area where value does not depend on summer.
Centro: services, connectivity and density
The Centro (FipeZAP asking ~R$ 14,299/m²) trades on what it offers every day: full services, institutions, connectivity and immediate access to the road axes. It is not a beach postcard, but for anyone who prioritizes urban functionality and resale liquidity, it is among the most solid areas of the island.
Lagoa da Conceição: nature with premium demand
The Lagoa da Conceição is the other end of desire: lagoon, dunes, dining and nightlife in a natural setting. It sits at the top of the market alongside Jurerê, although —like it— its values circulate through listing portals and not through the FipeZAP index, so they read as a reference and not as a closed average. It is the area that best sums up the "Floripa lifestyle," and that lifestyle demand is what sustains its standing.
The tech corridor: Córrego Grande, Itacorubi, Trindade
There is a standing that comes not from the beach but from skilled employment. Around UFSC and the innovation hubs, Córrego Grande (asking ~R$ 14,433/m²), Itacorubi (~R$ 12,862/m²) and Trindade (~R$ 12,635/m²) sustain steady demand tied to the knowledge economy rather than to tourism. For those who rent, it is year-round demand, not seasonal.
Santo Antônio de Lisboa and Cacupé: standing through scarcity
On the north coast, Santo Antônio de Lisboa and Cacupé command their value through rarity: neighborhoods of Azorean heritage, low density and scarce land, with good access via the SC-401. There is no reliable index m² for them, and their values are volatile given the small market; they read qualitatively, as premium lifestyle plays driven by scarcity.
Campeche: the rise that is starting to command value
In the south, Campeche is the neighborhood straddling the line between emerging and sought-after: it holds most of the Sul da Ilha's new product and its launches lead the south's price at around R$ 22,100/m² (Sinduscon-Florianópolis + Alphaplan, Sep 2025, new units). The flip side —a heavy weight of studios in the inventory— calls for looking at the fine-grained location, but its growing standing is already a fact.
How to read the prestige map
Two final warnings. First: prestige and yield are not the same —the most sought-after areas offer solidity and liquidity, not necessarily the greatest future appreciation, which tends to be in the rising neighborhoods—. Second: don't mix sources; Agronômica's or the Centro's index asking price is not comparable with Jurerê or Lagoa listings, nor with Campeche's launch prices. This map tells you where consolidated demand concentrates; what exactly you buy, and at what price, comes from appraising the specific unit.
