Commercial heart of Criciúma in southern Santa Catarina, with a service axis on Avenida Centenário, the UNESC university hub and historic coal-cycle architecture.
Downtown Criciúma concentrates the city's main retail, spread along Avenida Centenário and its cross streets. The area is shifting from the historic coal-mining cycle to a diversified economy in ceramics, healthcare and education. Universidade do Extremo Sul Catarinense (UNESC) is a few kilometres away and sustains firm rental demand. Civic landmarks include Catedral São José and the former railway station, now heritage property. The BR-101 / BR-285 axis connects the city to the capital, Florianópolis, in roughly two and a half hours, and to the southern coast in half an hour. Housing combines established buildings, old sobrados and new developments up to fifteen storeys.
