New developments in Florianópolis: the Norte da Ilha boom in figures
42 projects underway, sales that nearly doubled, and a VGV of R$ 1.6 billion: the new-build pipeline is concentrated in the north.
If one area concentrates new construction in Florianópolis, it is the Norte da Ilha. That is where the bulk of the launch pipeline sits today, driven by demand that is growing faster than supply and by a buyer profile increasingly geared toward the high end.
The Norte da Ilha, the epicenter
According to the Alphaplan survey commissioned by Sinduscon-Florianópolis, the northern region accounts for 42 projects underway, 675 units in stock, and the activity of 32 companies in the sector. The backdrop is demographic: the population of the Norte da Ilha grew by around 61% over the past decade (FloripAmanhã).
Sales and VGV on the rise
Commercial activity is keeping pace. In the first quarter of 2025, 1,942 units were sold, up 97% from the same period in 2024, with a Gross Sales Value (VGV) of R$ 1.6 billion (+67.2%).
High end: where the prices are
The premium segment sets the island's ceiling. Jurerê Internacional reaches R$ 33,000/m², followed by Jurerê (R$ 28,600/m²) and Praia Brava (R$ 25,200/m²).
Who leads by VGV
By sales volume, Cachoeira do Bom Jesus leads with R$ 303 million — 27% of the region's total — followed by Cacupé (R$ 205 million) and Canasvieiras (R$ 175 million).
Where new construction is heading in 2026
Looking ahead to 2026, the industry is steering new projects toward energy efficiency and well-being, in line with the Sinduscon-SC guidelines. For buyers, this means more new-build options with better construction standards — though also higher entry prices in the established northern neighborhoods.
